On most schedules, sheen is the line nobody argues about. Colour gets a meeting. Sheen gets a default.
It is also the line that decides how the building looks in three years, how much the cleaning contractor can actually clean, and whether the first maintenance repaint happens on schedule or eighteen months early.
Sheen is not a finish preference. It is a performance specification, and it should be settled before the colour conversation starts.
What sheen actually is
Sheen is a measure of how much light a cured paint film reflects back in an organised direction rather than scattering.
A matt film has an uneven microscopic surface. Light hits it and bounces off in every direction at once. The result reads soft and deep, and — usefully — it disguises the substrate underneath, because there is no organised reflection to reveal a wave in the plaster.
A gloss film is smooth. Light arrives and leaves in a coherent direction, which is why gloss looks bright and slightly more saturated, and why it shows every ridge, every roller stop and every patch of filler you thought you had got away with.
Everything between those two extremes is a trade-off between two things: how forgiving the surface is, and how well it can be cleaned. As a rule, the higher the sheen, the harder the film and the better it survives repeated washing. The lower the sheen, the more it hides.
That trade-off is the whole subject.
The sheen ladder, and what each level is for
Matt. The default for ceilings and low-contact interior walls. It hides substrate imperfection better than anything else on the ladder, which matters on long plaster runs in raking light. Standard PVA sits here. It is porous and not flexible, which is precisely why it belongs on a ceiling and not on an exterior wall.
Dead matte. A specialist position rather than a step on the ladder. Specialty Matte holds a genuinely flat finish regardless of how deep the colour is — deep colours in a standard matt often pick up an uneven surface shine, and this does not. It is water repellent, and it can go directly onto unprimed plaster, which makes it useful on new work where the programme is tight. It is a finish product, not a scrub product. Do not specify it where the surface has to be cleaned routinely.
Satin. The workhorse for anything that gets touched. Satin Silk is formulated for repeated cleaning, works on interior and exterior surfaces, and can be applied directly onto primed metal — which is more relevant on a commercial job than it sounds, because it means the same product can carry a corridor wall and the steel elements in it. If a surface is going to meet trolleys, shoulders, luggage, school bags or a cleaning cloth on a schedule, this is where the specification should land.
Gloss. Joinery and metalwork, not walls. Water-Based Gloss Enamel is the right call on gutters, palisade fencing, garage doors and similar, because it stays flexible and does not yellow the way a solvent-based enamel will without UV. For interior joinery — doors, skirtings, and particularly kitchen and bathroom ceilings — Non-Drip Enamel is the practical choice. Its thixotropic consistency means it does not run off a brush held overhead, which is the entire reason overhead enamel work goes badly.
Specify by surface, not by building
The common failure is specifying one sheen across an entire floor plate because it is simpler to write and simpler to buy.
The correction is not to split individual walls between finishes. That produces a visible join, an unmanageable maintenance record, and a wall that looks like two decisions arguing with each other. A wall takes one finish.
The correction is to specify per surface and per element, which is how the trades already work:
Ceilings take matt. They are viewed in raking light, they show every imperfection, and nobody cleans them.
Circulation walls — corridors, stairwells, lobbies, classroom passages — take satin. They are contact surfaces and they will be washed for as long as the building is occupied.
Low-contact walls in offices, boardrooms and bedrooms can take matt or dead matte, because the requirement there is appearance rather than washability.
Doors, frames, skirtings and metalwork take enamel. They are the highest-contact elements in the building and the smallest area, so the cost of specifying properly there is trivial.
Bathroom areas take water-bases non-drip enamel or enamel throughout, ceilings included.
That schedule is legible on site, buyable in sensible quantities, and defensible to a client. It also produces clean junctions, because every change of finish falls on a change of plane or a change of element — not halfway up a wall.
What sheen costs the lighting budget
There is a second-order effect that rarely reaches the paint conversation.
A higher-sheen, lighter finish returns more light into the room. A deep matt absorbs it. On a corridor or an open-plan floor, that difference feeds directly into how many luminaires the building needs to hit its lux levels, and therefore into both capital cost and running cost.
This matters most when the paint schedule is issued after the lighting design is fixed, which is the usual sequence and the wrong one. A late decision to go deeper and flatter on a circulation route is not a free change. If the finishes are moving, the lighting engineer should know before the order goes in.
Getting it onto the wall
Two application points do more damage to a sheen specification than anything on the schedule.
The first is the picture-frame effect — brush cut-in around the edges of a wall drying to a visibly different sheen from the rolled field. It is caused by the cut-in laying down a smoother film than the roller. The fix is technique, not product: quarter-dip the brush, smear off the excess, then dab to create a ripple that matches the roller texture. On a satin or gloss wall this is the difference between a professional finish and an obvious one.
The second is roller nap. Match the pile length to the surface texture. The wrong nap either starves the wall of film — which costs you coats and undermines the performance you specified — or lays down a texture the sheen will happily advertise. Mohair for smooth finishes. Sponge rollers have no place on a paid job.
The commercial argument
The paint is a small fraction of what a repaint actually costs. Access, protection, labour and disruption recur every cycle regardless of what was in the tin, and on an occupied building the disruption is usually the largest line of all.
So, the only variable that meaningfully moves the total is how often you have to do it again.
Specifying a matt finish on a corridor because it looked better in the sample room is a decision to repaint that corridor early. Specifying satin on a boardroom because it cleans well is a decision to see every imperfection in the plaster for the life of the building. Both are avoidable, and both are avoided at schedule stage for nothing.
Settle the sheen. Then choose the colour.
Frequently asked questions
Can I specify one sheen for a whole building to simplify procurement?
You can, and the saving is real but small. What it costs you is either washability on the contact surfaces or appearance on the viewing surfaces — one of the two, always. A middle-ground compromise across every surface tends to under-deliver on both. Specifying three or four finishes against clearly defined element types is barely more complex to buy and considerably easier to defend when the client asks why the corridor needs repainting.
Can different sheens be used on the same wall?
Not on the same plane. Splitting a wall horizontally between two finishes produces a visible join in raking light, an uneven cleaning record, and a maintenance problem that gets worse with every touch-up. Where a wall needs to be cleanable, specify the whole wall in a washable finish. Changes of sheen should fall on changes of plane or element — wall to ceiling, wall to skirting, wall to door frame.
Does sheen change the colour?
Yes, and often more than people expect. The same tin will read lighter, cleaner and slightly more saturated in satin than in matt, because more light is returning to the eye. If a colour has been approved on a matt sample board and the schedule then moves that surface to satin, the approval is no longer valid. Re-sample in the specified finish.
Which sheen hides a poor substrate best?
Matt, comfortably. The scattered reflection off a matt film is what disguises undulation, patching and imperfect plaster. This is why matt remains the correct call for ceilings and long wall runs in raking light, even in buildings where everything else is satin. Where a substrate is genuinely poor and the surface also has to be cleaned, the honest answer is to fix the substrate rather than to solve it with a finish.
What sheen should exterior walls be?
Exterior sheen selection is driven by exposure rather than by appearance. UV, thermal movement and — at the coast — salt loading matter more than gloss level, and the right answer is a system specified for those conditions rather than a sheen chosen off an interior logic. Speak to the technical team before the exterior schedule is fixed.
